What’s a rate buy down?  A typical 2/1 buy down, the seller would pay a fee to the bank so the buyer would get a rate 2 points below today’s fixed rates for the first year, 1 point below for the second, and the third year it’s fixed at today’s rates for the life of the loan. For example, on a $200k mortgage  at 6% would save the buyer $225 per month in year one, and $109 per month year two, for a total savings of $4k.

This strategy is often used when the seller has priced his home correctly and only has room for a little negotiation, and the buyer needs help qualifying for a loan.  This option is a great for 1st time buyers so ask the seller if they would consider such offer

Clean

- I am not talking about ordinary cleaning. Clean like the President is coming to your house. Get spots out of the carpet, clean the grout, sweep under furniture etc. Make it as clean as possible, especially bathrooms :-). People buy clean houses, not dirty ones.

Remove Clutter

-We all have clutter. It is nothing to be ashamed of, but it makes homes look messy and smaller and this does not appeal to buyers. A clutter-free home is more attractive and it makes a home look very clean. You need to remove clutter from all living areas, closets, cabinets and the garage. You don’t want clutter to be anywhere the buyer may look. You can pack up clutter and other items into boxes and neatly stack them in the garage. When buyers see a clean garage with neatly stacked boxes it makes them assume you have taken care of the home.

When it comes to selling a home one term that gets thrown around a lot is “curb appeal.” As most people know, curb appeal refers to the general state of your home and how it looks at first glance. But it goes much deeper than that. Curb appeal is all about the first impression, and first impressions are important; especially in real estate. Buyers are fussy, finicky, and rightfully so. After all, when you spend over $100K, you want to know you are getting  something good right? Of course. So you need to be able to prepare your home for viewing with the eccentricities of buyers in mind.

Both Interior and Exterior

You are going to have to be able to divide up your time and give appropriate attention to both the home’s interior and exterior. The interior is another article so we will concentrate on getting the outside in shape. Step one of this process is always getting down and dirty and cleaning the yard and property. This can be a pretty time consuming task so be sure to set yourself a good amount of time to take care of it. Much of the time the de-junking and cleaning of the property can take more time than expected as small things crop up as the work progresses.

Make sure that the lawn and gardens are as attractive as possible. This is one thing that you will have to keep in tip-top shape during the sale process. In fact, once you are done with the cleaning and tidying of the yard it is imperative that you keep the yard in the condition that it is in.

With the yard clean you can now turn your attention to the home itself. If the home was built more than 20 years ago then a good idea may be to paint it. Painting can be expensive but the attractive look of a new paint job can far outweigh the up front costs. It’s best to use a more neutral color on a home as using vibrant or unconventional colors can alienate prospective buyers. The essential idea here is to make your home as attractive as possible to as many buyers as possible while maintaining an elite appearance that is easy for an agent to market.

Nice Sarasota Neighborhood - Scary HOA at Palmer Ranch -Article

The Sarasota Herald Tribune published an article on Friday- Palmer Ranch -Web Dispute Rages in Sarasota. A home owner has created a neighborhood group whose goal is to ensure that their neighborhood is taken care of appropriately. The group has a web site - http://hamptonsnbc.com/.

If you read the article in the tribune it is almost funny that the HOA President Bennett sounds like a 2 year old whining and complaining. He also says that Kamel Zaki bought his home as a resale, as though this is a horrible thing. I hope this man realizes that most of Sarasota home owners have bought homes that are “resales”. I guess most Sarasota residents are not as good as Mr. Bennett because we bought our homes as resales…I guess we should all have scarlet letters so people will know who we are!

Scary From a Legal Point of View

What really bothers me about this story is that essentially Palmer Ranch, or the HOA they should be regulating, is saying that their home owners do not have rights given to us all by the constitution.

What really bothers me about this story is that essentially Palmer Ranch, or the HOA they should be regulating, is saying that their home owners do not have rights given to us all by the constitution.  They do not have freedom of speech and if they attempt to speak they will be threatened and illegally fined. I thought the beauty if this country is that we could speak without being persecuted.

Kamel Zaki and his wife are obviously not from America and although, I am sure, the board will say discrimination is not a part of this situation you have to wonder. I spoke with several home owners in the neighborhood and they say that the HOA President Bennett is proud of how he is treating the Zaki’s and is essentially forcing them to spend a large amount of money on an attorney just to find out why they are being fined.

Can an HOA Reduce the Price of Your Home?

Well, in a situation like this I would say yes. Who wants to live in a neighborhood where they will be threatened, insulted, lied about and fined for no reason? It is quite obvious that this HOA has no clue how to properly run their association. Traditionally, HOAs work to make sure that homes retain their value, but the members of this board might not understand the concept.

This Story Has Gone National

Why? Because Kamel Zaki is being treated unfairly…because he is being threatened for speaking about his wants for his neighborhood, which is his RIGHT. If you look at his web site you will see that there is nothing derogatory being said. It is mostly legal documents and information about the neighborhood.

Sarasota HOAs, Take Notice

Below are some links to show how far this story has gone. This HOA looks like a bunch of clowns across the United States and probably beyond. Treat your homeowners fairly and do what is best for your neighborhood, even if it is not what you might personally want. One interesting thing about this case is that after 4 or 5 fires from gas lamps the homeowners want to replace them with more environmentally friendly and safe electric or solar lamps. By law they can, but the HOA will not allow it. One home owner has been in court for a year trying to change his lamp, but I guess some judges are afraid to go against an organization as large as Palmer Ranch…this is just opinion, not fact…
